Eco-Flats Developments and Solares Architecture work together to provide full project services for Multiplex developments, from preliminary strategy through design and permitting, to stabilisation and operations.
The two companies are owned by Tom Knezic of Eco-Flats and Christine Lolley of Solares. Together they have extensive professional and personal experience with Multiplex projects and offer clients a complete design-build experience.
The diagram below illustrates the project delivery process and the allocation of time and effort between the two companies.
Step 1
Before architectural work begins, Eco-Flats assists with initial property consultations to determine the most appropriate development approach for your property, or to aid in your property search. Once a property is identified, a proforma is developed to test the financial viability of the project. This will result in a design brief to set the stage for the architectural scope of work for Solares.
Step 2
Solares begins the architectural stage of the project with the first part of their Base Service: Pre-Design and Schematic Design. Simultaneously, Eco-Flats assists in a Development Management capacity to ensure the design aligns with the goals set out in Step 1, and by updating the proforma with initial construction budget.
Step 3
Solares continues their Base Service with Design Development and Construction Documents, while Eco-Flats starts Pre-Construction work by developing a project cost estimate, construction schedule, and procuring trades to build the work.
Step 4
As Construction Manager, Eco-Flats leads the construction process and supervises the work on site, while Solares assists on an as-needed basis.
Step 5
Once construction is complete, Solares’ roll is concluded, and Eco-Flats will lease-up all the units and can continue to manage the property on behalf of the owner.
